DIGITAL ADVANTAGE GREATER EFFICIENCY IN REAL ESTATE BROKERAGE Real estate topicVON POLL REAL ESTATE | 9 Real estate topic Modern technologies have had a lasting impact on the real estate world. Processes that used to be manual and analogue now receive digital support in many areas – data- based, structured and customer- orientated. At the same time, personal support from experienced brokers is still essential. The com- bination of both creates significant added value for both buyers and sellers alike. and property-related parameters such as location, year of construction, condition or fittings. These computer-aided analyses create transparency and are a low-threshold way to approach the topic of selling. What is important to note here is that an on- line appraisal is no substitute for a face-to-face mar- ket valuation (not least because a property’s specific features always need to be considered on an individ- ual basis), but it does provide a useful starting point for further decisions and significantly speeds up the marketing process. These data can also be used to de- velop initial strategies with regard to offer prices and target groups. Virtual insights, realistic perspectives First impressions count – and these days they’re often digital. With 360° tours, prospective buyers can “walk” through the rooms before an actual visit, viewing de- tails, changing perspectives and gaining a genuine impression. This saves time and also allows interested parties outside the region to get an idea of the property. This presentation is often supplemented by high-qual- ity aerial photographs taken by drone, which impres- sively showcase the surrounding area and location T he way in which houses and flats are sold and purchased has changed fundamentally in recent years. Thanks to sophisticated technical solutions, processes can now be designed to be faster, more transpar- ent and more user-friendly. Artificial intelligence, chat communication, vir- tual viewings and data-based valuation systems complement the expertise of professional property consultants and facilitate tailor-made, flexible broker- age. Clients can decide for themselves how much the digital services or the direct dialogue with the broker should take centre stage and to what extent they make use of the latter. Online valuation: the fast way to get an initial estimate Before owners think about selling, they usually ask themselves a key question: what is my property worth? These days, online valuation tools can provide an in- itial estimate within minutes, based on extensive databases, comparative values from the region, current market trends Online tools also provide a wide range of support when it comes to marketing properties. PLACEMENTS IN PROPERTY PORTALS AERIAL PHOTO- GRAPHY/DRONES10 | VON POLL IMMOBILIEN Real estate topic This so-called “matching” is often AI-supported: over time, systems learn which combinations are successful and adapt their suggestions accordingly. The advantages are obvious: owners benefit from precisely targeted advertising that minimises waste coverage. In turn, pro- spective buyers only receive offers that match their expectations, thus speeding up the search and improving the chanc- es of closing a deal. Last but not least, the ratio of relevant visits is significantly increased as a result. Broader reach through online marketing These days, the visibility of a property is also controlled centrally via the net- work. Besides the well-known property portals, social networks, search engine marketing (SEM), newsletters and tar- geted online campaigns are all increas- ingly being used. Social media, for example, offer sellers the chance to make properties acces- sible to a broad – or even very specific – audience via reels, stories or ads. Re- targeting technologies can be used to re-engage previous visitors, while re- al-time analytics allows campaigns to be continuously optimised – ensuring maximum impact with minimum effort. This not only makes the marketing pro- cess more effective, but also significant- ly more measurable. Saving time through automation One key advantage of digital real es- tate brokerage is that it saves time and is location-independent. Intelligent tools not only accelerate the creation of exposés or the scheduling of appoint- ments, they also enable an immediate response to new enquiries, faster pro- cessing and the rapid transmission of relevant documents. of the property. Especially for large properties or those in unique locations, this offers real added value and appeals to potential buyers on an emotional level – even before they’ve set foot inside the property. More- over, such visual content helps the property to stand out from the competition. Digital home staging and interactive exposés Besides images and tours, virtual interior design is also playing an increasingly important role. Thanks to AI-supported home staging, rooms can now be realis- tically altered, furnished or decluttered – giving pro- spective buyers a better idea of how their new home might feel. Interactive exposés offer additional functions such as video embedding, map views and links to further in- formation. Many systems provide a call-back function or direct appointment booking, creating greater cus- tomer proximity and convenience at the touch of a button. In some cases, the exposé can even be issued in several languages so as to target international buyers. Intelligent tracking functions also make it possible to understand which content is viewed and how often – providing valuable marketing feedback. Intelligent matching: the right target group In the past, real estate consultants had to filter out suitable prospective buyers from their files; today, da- ta-based systems can perform this process in a matter of seconds. Based on saved search profiles, budgets and desired features, the software can automatically suggest suitable properties or interested parties. i AI in real estate brokerage Whether analysing market data, matching buyer profiles or automatically creating videos, we’re seeing increasing use being made of AI in the real estate brokerage sector. It also provides great support for virtual home staging or drawing up exposés. Nevertheless, it takes the advice of an experienced broker to correctly categorise and evaluate the results.Virtual tours and digital home staging enable pro- spective buyers to get an idea of the property before they even set foot inside it.12 | VON POLL IMMOBILIEN of buying property, there’s now plenty of scope for making things more efficient digitally. Modern soft- ware solutions offer verified document templates, en- able the procurement of binding electronic signatures, and help to schedule appointments with solicitors and banks. However, the digital certification of property pur- chase agreements is not yet possible in Germany; you still need to appear in person before a notary. Online notarisation is currently only permitted for certain corporate law procedures, such as the formation of a limited liability company (GmbH). Although a legal ex- tension to real estate transactions has been announced, no specific date for this has yet been set. All in all, this significantly shortens many processes: these days, it often takes only a few weeks between ini- tial contact and contract negotiations – provided that everyone involved is suitably prepared and has the neces- sary technical connections. This new speed is a real competitive advantage, especially in fiercely contested markets. And it ensures an improved custom- er experience – for buyers and sellers alike. Contract documents and e-signatures Even when it comes to the legal aspects Modern apps optimise processes – and create more scope for tailored advice. More information at www.von-poll.com Optimised processes for greater transparency Technology-supported communication is not only fast and effective – it also saves resources. Reduced paper consumption, shorter distances, reduced travel times and a more streamlined exchange of information help to improve the environmental footprint. At the same time, it increases traceability: every interaction can be documented and every step in the sales process trans- parently traced. This boosts the confidence of all parties involved – and satisfies today’s expectations for professionalism, transparency and sustainability. Last but not least, it also makes the handling of sensitive data more secure and easier to control. Personal expertise remains essential No two properties are the same, and empathy, nego- tiating skills and market knowledge are crucial, espe- cially when it comes to high asset values and making emotional decisions. Online services may make many processes easier, but they can’t replace human exper- tise. The clever combination of both worlds is sustain- able and provides the ideal basis for successful real es- tate brokerage. Despite all the digital options available, the expertise of an experienced estate agent remains essential.14 | VON POLL IMMOBILIEN COLOUR TREND OF 2025 SHADES OF MOCHA “ Mocha Mousse” is the Pantone® colour of the year for 2025: a warm, intense shade of brown reminiscent of chocolate, cocoa or coffee – and creates harmonious accents when combined with soft beige and taupe tones. © Photo by Mhmd Sedky on UnsplashVON POLL REAL ESTATE | 15 Interior design ideas Armchair “Sofia” from westwing.de, approx. €999 “Line Schale” by Normann Copenhagen via www.connox.de, approx. €105 Vase “Blom” from westwing.de, approx. €59.99 Scented candle by Meraki via www.connox.de, approx. €37 Large glass bowl from H&M Home, approx. €29.9916 | VON POLL IMMOBILIEN Interior design ideas Couchtisch LIVIA | Konsolentisch RIA | Vase FYONA | Beistelltisch COSMO | Lounge-Sessel DIEGO metallbude.com @ metallbude_official Shades ranging from rust red to ochre bring cosiness to interiors.
